The Maine Weather Problem
Stop Losing Months
of Outdoor Living
100+
Frost days per year in Portland. That’s nearly five months when your outdoor space sits unused without a proper enclosure.
Maine gives you spectacular summers, and then takes them away. UV exposure during peak months can fade furniture, damage skin, and overheat any unprotected space. Coastal humidity and black flies make bare decks unusable for weeks at a time.
Enjoy outdoor living from early spring through late fall, and year-round with an insulated Model 400.
A custom sunroom installation solves all of it, permanently. Whether you want a bright three-season retreat or a fully insulated room you can use in January, there’s a Sunspace model designed specifically for that need.
Season Extension
Enjoy outdoor living from early spring through late fall, and year-round with an insulated Model 400.
UV Protection
ViewFlex® vinyl glazing and Low-E Argon glass block harmful UV rays without sacrificing natural light.
Insect-Free Comfort
Full fiberglass mesh screens keep mosquitoes and black flies out during peak bug season.
Weather Protection
Wind, coastal rain, and humidity are no longer a problem in a properly enclosed Sunspace structure.
Added Home Value
A custom sunroom increases your home's square footage, curb appeal, and resale value.

3-Season WeatherMaster® System
Vinyl Sunroom — Maximum Airflow
Best for: Homeowners who want maximum ventilation, coastal-friendly durability, and a budget-smart seasonal upgrade.
The Model 200 is built around the WeatherMaster® 4-Track Vinyl Window System, the most versatile panel system Sunspace offers. Windows stack up, down, or bunch in the middle, delivering up to 75% open ventilation on warm afternoons. Built on 2-inch high-density foam panels and heavy-gauge aluminum, it handles coastal wind and rain while staying lightweight and low-maintenance.
- 75% ventilation: 4-Track windows in any configuration
- ViewFlex® Vinyl Glazing: 40+ years proven, safer than single-pane glass
- Full fiberglass mesh screens: Included standard; keeps Maine’s insects out
- 2″ high-density foam panels: Structural wall system with built-in insulation
- Manufacturer factory warranty: Industry-leading Sunspace guarantee
- Fits existing structures: Installs directly over your current deck or porch

3-Season Glass System
Glass Sunroom — Clean Contemporary Aesthetic
Best for: Homeowners who want the bright, open clarity of glass with a crisp, contemporary architectural profile.
The Model 300 delivers everything the Model 200 does, but replaces vinyl glazing with single-pane glass in a 2-inch extruded insulated aluminum frame. The result feels more like a permanent room addition: crisp views, a sharp profile, and an upscale finish that elevates your home’s exterior. Aluminum-framed double-roller windows slide open from either side with no fixed sash.
- Single-pane glass panels — Crystal-clear views vinyl cannot replicate
- Double-roller aluminum windows — Both sashes operate independently for full ventilation flexibility
- 2″ extruded insulated aluminum pillars — Commercial-grade strength, virtually maintenance-free
- High-density foam core walls — Aluminum-skinned on both sides; superior thermal resistance
- Heavy-duty aluminum gutters — Integrated drainage; no added trim work
- Multiple glass tint options — Manage glare and heat gain without darkening the interior

4-Season Insulated System
Year-Round Sunroom — Cold Climate Engineered
Best for: Homeowners who want a true year-round room — comfortable in January, energy-efficient in July, and indistinguishable from the rest of the house.
The Model 400 is Sunspace’s premium insulated system, engineered specifically for cold-climate performance. 3-inch high-density foam walls and 3-inch heavy-gauge aluminum extrusions handle winter snow loads and high winds. Every extrusion includes commercial-grade thermal breaks — eliminating condensation and heat transfer, the two most common comfort complaints in lower-grade sunroom products.
- Low-E Argon gas glass: Superior thermal insulation; reduces UV transmission and noise
- Commercial-grade thermal breaks: Eliminates condensation on frames; minimizes winter heat loss
- 3″ heavy-gauge aluminum extrusions: Engineered for wind and snow load resistance
- Therma-Deck floor system: R-17, R-26, or R-35; compatible with carpet, tile, laminate, or hardwood
- Heating and cooling integration: Use as a dining room, home office, or living extension year-round
- No foundation work required: Installs over existing decks or porches with Therma-Deck flooring

Common Questions
Sunroom Installation FAQs
Everything homeowners ask before scheduling their first consultation.
Cost depends on the model, size, roof system, and whether you're building over an existing structure. The Model 200 is the most accessible entry point, while the Model 400 represents a premium year-round investment. We offer financing starting at $259/month* and provide detailed quotes after a free on-site design consultation. Contact us to get accurate pricing for your specific project.
Yes — this is one of Sunspace's core design advantages. All three models (200, 300, and 400) can be installed directly over an existing deck or porch, and even under a previously constructed roof. This typically reduces installation time and cost significantly compared to building on a new foundation.
A 3-season sunroom (Model 200 or 300) is designed for spring through fall use and is not optimized for sub-freezing Maine winters without supplemental heat. A 4-season sunroom (Model 400) is fully insulated with thermal breaks, Low-E Argon glass, and thicker structural walls — built to stay comfortable year-round with standard heating and cooling.
Most sunroom projects are completed within a few weeks of design finalization, depending on model complexity and site conditions. Because Sunspace units are factory-manufactured to your exact specifications, on-site installation time is minimized.
Yes. We install sunrooms throughout Southern Maine and surrounding communities. Check our service areas page to confirm we cover your location, or call us directly and we'll let you know right away.
Absolutely. Many homeowners combine a sunroom installation with complementary outdoor improvements. A privacy wall can shield a sunroom entrance or patio-side exposure from neighbors or wind. If your project involves an adjacent uncovered patio area, a patio cover extends shade and weather protection to spaces outside the sunroom footprint — making your entire outdoor zone more usable.
Yes. If you're not ready for a full sunroom but want to enclose or weatherize an existing porch space, we also offer porch enclosures and porch and patio window installation as standalone services. These are great options when you want weather protection without a complete structural build-out. We also install louvered pergolas for homeowners who prefer an open-air shade solution over a full enclosure.
